Every deed the county recorded for this parcel. Not all of them are sales: a property put into a trust, passed between family members or divided in a divorce is still recorded, usually for a nominal sum, and the state marks those as unqualified. Those carry no price here, because the figure on the deed is not what the property was worth. Source: Florida Department of Revenue sale data files.

Florida caps how fast the assessed value of a homesteaded property can rise — the Save Our Homes limit. The longer someone has owned a home, the further their taxable value has fallen behind what the property is actually worth. That protection does not transfer with the sale. On the January 1 after you buy, the assessed value resets to market value, and your bill is calculated from there. This is why the tax history of a property is a poor guide to what a buyer will pay.

Estimate based on the Indian River County county-wide levy for 2025 (9.36 mills), applied to this property’s just value of $363,583. If the property sits inside a city, a municipal levy is charged on top of this. Special assessments and non-ad-valorem charges are not included. Confirm with the county property appraiser before you rely on it.

Being close to a school is not the same as being assigned to it. Florida districts draw attendance boundaries, and the school a child attends follows that boundary rather than the shortest drive. Check the boundary with the district before you count on a particular school.

13 of the 15 schools within 5 miles carry a state grade. Grades are issued annually by the Florida Department of Education on an A to F scale; charter and virtual schools are included where graded, and newly opened schools may have none yet.

Federal rules require the horn, not the railroad. A train must sound its horn as it approaches every public level crossing — four blasts, starting about a quarter mile out, at any hour of the night. The only exception is a quiet zone, which a local authority has to apply for and pay to equip. That is why a house beside the tracks can be silent while one further away is not.

7 crossings within 2 miles, 7 of them at track level. Train counts are what the railroad last reported to the Federal Railroad Administration and can change; freight timings in particular are not fixed.

The property is at the centre. Petals show how often the wind comes from each direction; red marks the prevailing one.

Distance alone does not tell you whether you will smell something. A wastewater plant two miles away is of no consequence if the wind never blows from it, and matters a great deal if it sits in the prevailing direction. 1 of these site sits in the prevailing SE wind.

Offences per 100,000 residents, so the figures can be set against the state and national rates. Counts are what Indian River County Sheriff's Office reported to the FBI — the sheriff, covering the parts of the county outside any city. Earlier years are left out: this agency only began filing under the national standard partway through, so its older figures would show a rise in crime where what changed was the reporting.

What to watch out for AI-generated
This section was written by an AI model. It works only from the public-record data shown elsewhere in this report, but it can still misread what those figures mean. Treat it as a list of questions to ask — not as findings, and not as legal, tax or financial advice. Verify anything you intend to act on against the sections below and with a professional.
Property value below neighborhood median
The property's just value is $363,583, which is 4% below the neighborhood median value of $379,782. This could indicate a potential for appreciation or a need for further investigation into why it is valued lower.
Significant market value increase since last sale
The property's assessed value has increased by 34% since its last sale in 2018 for $272,000, reflecting a strong market appreciation.
High hurricane activity in the area
The property is in Evacuation Zone B and has experienced 7 hurricanes since 1990, with the strongest being Category 3. This suggests a need for robust hurricane preparedness and insurance.
Improving local school performance
Gifford Middle School, within 0.97 km, has shown an improving trend, achieving an 'A' grade in 2025 and 2026, which could be beneficial for families with school-aged children.
High number of nearby storm events
There have been 103 storm events in the area over 31 years, including significant tornadoes and hail, which may affect property insurance and maintenance costs.

Generated from 18 figures already present in this report. No other source was used, and no figure here was estimated by the model.

Notes on the data

Property record

Ownership, valuation and land-use figures come from the Florida Department of Revenue tax roll and the county property appraiser's cadastre. Assessed (just) value is set for taxation and is not an appraisal or a market price. Chapter 119 of the Florida Statutes exempts certain owners from disclosure, so a small number of records show no owner name.

Neighborhood profile

These figures describe Census Tract 503.05; Indian River County; Florida — the statistical neighborhood the property sits in, typically a few thousand residents across a handful of blocks, not the whole city. Source: U.S. Census Bureau, American Community Survey five-year estimates.

Flood, storm & hurricane risk

Hazard frequency is measured over 31 years of NOAA storm records and takes into account how long ago the last event was. The nearest modelled watercourse peaked at 3,005 cubic feet per second on 2022-10-11 over the last five years.

Climate & typical weather

All counts are for the 2025 calendar year at this location, from the ERA5 reanalysis archive.

“Air conditioning needed” counts days reaching 85 °F, “heating needed” nights dropping to 45 °F or below, a windy day is one with a gust above 25 mph, and a solar day one receiving at least 3 kWh/m² of radiation.

The prevailing wind direction matters for noise and odour: sources upwind of the property affect it far more often than those downwind.

Environment & air quality

Being on this register is routine, not a warning: any business that stores solvents, discharges stormwater or handles refrigerants is listed, which is why a supermarket or a pharmacy appears here. What matters is the compliance line — whether the EPA has found a violation, and how recently the site was inspected.

Crime statistics

Florida agencies no longer publish address-level incident data, so the figures are agency-level totals from the FBI Crime Data Explorer. To make the local numbers comparable with the statewide rate, offense counts are also expressed per 100,000 residents of the area the agency covers.

Financial indicators

Only qualified sales are shown — arm's-length market transactions per the Florida Department of Revenue's qualification codes. Nominal transfers, such as a deed between family members, are excluded because they do not reflect market value.
