Florida caps how fast the assessed value of a homesteaded property can rise —
the Save Our Homes limit. The longer someone has owned a home, the further
their taxable value has fallen behind what the property is actually worth.
That protection does not transfer with the sale. On the January 1
after you buy, the assessed value resets to market value, and your bill is
calculated from there. This is why the tax history of a property is a poor guide
to what a buyer will pay.
Estimate based on the Lee County
county-wide levy for 2025
(9.37 mills), applied to this
property’s just value of $6,259,429. If the
property sits inside a city, a municipal levy is charged on top of this. Special
assessments and non-ad-valorem charges are not included. Confirm with the county
property appraiser before you rely on it.
